Indian Hills · Fort Collins, Colorado · Home remodeling
Home remodeling in Indian Hills. Mid-century homes, updated.
Indian Hills is a post-war neighborhood just south of East Stuart Street, developed by Bob Everitt with winding streets like Cherokee, Cheyenne, Mohawk and Osage. Most homes were built between the late 1950s and the late 1960s.
These are low, wide ranch homes with large footprints, the kind of house that suits a modern open plan very well. We help owners update them while keeping the long, low look that makes the neighborhood special.
Indian Hills, Fort Collins
Remodeling a mid-century ranch
The wide, single-level layout of an Indian Hills ranch is easy to open up. Kitchens, dining rooms and family rooms can often become one space, and the low roofline stays the same.
Homes from this era often still have original electrical panels, galvanized or early copper plumbing, and single-pane windows. The walkthrough covers all of them so the plan includes what the house needs.
Because the homes are now over 50 years old, Fort Collins may ask for historic review of some exterior changes like siding. We check before ordering materials.
Permits in Indian Hills
Inside Fort Collins city limits, permits come from City of Fort Collins Building Services at 281 N. College Ave. Layout changes, basement finishes, new window or door openings, and new or moved outlets need one. Paint, flooring, tile, cabinets and counters on their own do not, and the contractor pulls the permit and books inspections. Fort Collins also asks for historic review on some exterior work, like siding, storm windows and awnings, when the building is 50 years or older, and full design review for most exterior projects on designated landmarks.

Can you keep the mid-century style?
Yes. We choose cabinets, lighting, windows and trim that fit the era, or blend modern finishes with the original lines.
