Home remodeling in Old Town Fort Collins. Modern rooms, historic house.

The streets around Old Town hold some of the oldest houses in Fort Collins, from Victorian-era homes to early 1900s bungalows and foursquares. People buy them for the porches, the trees and the walk to Old Town Square, and then find a kitchen that was last updated decades ago and one small bathroom for the whole house.

We remodel these homes with respect for what makes them special. That means planning around historic review where it applies, opening walls carefully, and expecting the older wiring, plumbing and framing that come with a century-old house.

Old Town, Fort Collins

What remodeling looks like in older Old Town homes

The Laurel School Historic District, the city's largest, has architecture from the 1870s to the 1930s, and many of its houses are individual city landmarks. Smaller districts like Whitcomb Street protect homes from the original 1873 town plat. Kitchens and baths in these homes are usually small and were often added or moved by past owners.

Older houses hide surprises. Knob-and-tube wiring, galvanized pipes, undersized framing and past patch jobs are common. We look in the basement, attic and panel during the walkthrough so the plan accounts for them.

Many of these homes sit on small lots, so a rear addition or a finished basement is often the best way to gain space without changing the street view.

Permits in Old Town

Inside Fort Collins city limits, permits come from City of Fort Collins Building Services at 281 N. College Ave. Layout changes, basement finishes, new window or door openings, and new or moved outlets need one. Paint, flooring, tile, cabinets and counters on their own do not, and the contractor pulls the permit and books inspections. Fort Collins also asks for historic review on some exterior work, like siding, storm windows and awnings, when the building is 50 years or older, and full design review for most exterior projects on designated landmarks.

FAQ

Remodeling in Old Town: your questions

Do I need historic approval to remodel my Old Town home?

Interior work usually does not need historic review. Exterior changes may, depending on the age of the house and whether it is a designated landmark or in a local district. We check that before design so the plan fits the rules.

Can you update the wiring while you remodel?

Yes. Remodeling is the best time to replace old wiring, since the walls are already open. It is priced as part of the plan.

Can you match original trim and details?

We can match or closely reproduce trim profiles, doors and window casing so the new rooms fit the rest of the house.
